Valencia CF is progressing with the sale of the old Mestalla stadium site for around €150 million, a key move to ease its position under LaLiga's financial fair play rules. The club, sitting 19th in the table with just 4 points from seven games, aims to use the proceeds to reduce debt and create a small margin for squad reinforcement in the January transfer window.
The 90,000-square-metre plot between Avenida de Suecia and Avenida de Aragón, with approved residential and tertiary use, is being handled by real estate consultancy CBRE. Several major property players, including Culmia, Admara, Neinor, Grupo Abu, and the Pryconsa-Atitlan alliance, have shown interest and submitted non-binding offers around that figure. President Peter Lim personally analysed the proposals during his visit to Valencia in August. "Valencia receives offers between 120 and 150 million for the complete Mestalla plot," sources involved in the process have confirmed.
LaLiga will only recognise as an extraordinary benefit the amount that exceeds the land's book value, which the club has registered at €90 million. Therefore, from a €150 million sale, the body presided over by Javier Tebas would account for about €60 million in benefit. This amount would not be received in one lump sum but spread over several seasons, possibly €30 and €30 million over two campaigns or €20 million over three. This injection would allow the club to request an increase in its currently tight squad cost limit to enable a signing in January, particularly for a central defender.
The sale is a necessary step to pay down part of the club's high accumulated debt, which includes an €85 million loan taken out in 2025 and the over €322 million received in the refinancing operation with Goldman Sachs. Financial logic suggests waiting until the new stadium is operational to request a major limit increase, but the precarious sporting situation, with a recent run of form reading LWLLL, could push the club to attempt a minor operation in the upcoming window. The team, which lost 2-3 to Real Sociedad in its last match, urgently needs points and can check its upcoming fixtures to prepare for the trip to Racing Santander on October 11th.
Beyond the land sale, Valencia CF must submit a business plan to LaLiga in the first quarter of 2027 with income projections for Nou Mestalla, including season ticket increases, naming rights, and VIP box sales. These projections, which will be compared with historical data from other stadium openings, will determine the new ground's first real impact on fair play from the 2027/28 season onwards. In the meantime, the club hopes the current property deal will provide a financial lifeline to stabilise its accounts and offer a slight respite to a squad battling to climb out of the relegation zone. The full squad and its data can be reviewed on the club's stats page.
